This lifelong learning course can be attended as part of the master's degree European Master in Real Estate Valuation or as part of the postgraduate course International Real Estate Valuation and Professional Development.

Shortly we will publish updated information about the new edition of this programme.

Se revisan las principales fundamentaciones teóricas sobre las cuales se sustentan las técnicas de valoración. Se estudia la metodología de optimización del mejor y mayor uso de los solares y edificios en transformación. Se hace un repaso detallado de los cuatro grandes métodos de valoración: comparación con el mercado, actualización de rentas, coste de reposición, y valoración residual. Se analiza el valor del inmueble como un conjunto "suelo-edificación"
y se armonizan los diferentes métodos de tasación. Se estudia la valoración de los derechos reales limitativos de la propiedad. Se analiza el proceso de valoración y la forma de reportar los resultados.

Aims

  • Aplicar con destreza las diferentes técnicas de valoración inmobiliaria no regladas, y saber cuándo se debe aplicar una o la otra, así como sus potencialidades y limitaciones.
  • Distinguir conceptos como valor, precio y coste.
  • Contar con criterios para poder determinar precios, valores, tasas de ocupación, rentabilidad, etc.
  • Conocer el proceso de formación de los valores y los agentes que intervienen para poder orientar el proceso valorativo.
  • Conocer el proceso de valoración y  los  diferentes formatos de reporting a efectos de valoraciones.
  • Computar créditos para su reconocimiento en los Minimum Educational Requirements para optar por la distinción como European Recognized Valuer del The European Group of Valuers' Associations a través de la Asociación Española de Valoración Inmobiliaria y Urbanística.

  • Arquitecto, Arquitecto Técnico,  graduado o titulado en Ciencias de la Edificación, Economía, Administración de Empresas, Ciencias Empresariales, Ingeniería Civil, Ingeniería Industrial, Ingeniería de Caminos, Ingeniería en Agronomía, Derecho, Geografía, y titulaciones afines, o que se encuentren en el último año de los estudios y quieran asegurar un futuro profesional ya sea en el ámbito privado o público.
  • Profesionales que quieran expandir sus competencias porque se dedican a la promoción inmobiliaria, al facility managment, a la gestión inmobiliaria, a la gestión de patrimonios familiares (family offices), o son empresarios. Que se desarrollen como Agente de la Propiedad Inmobiliaria, Analista de Riesgo, Analista de Inversiones, Administración de Fincas, Arquitecto Municipal, Secretario Municipal, en los Servicios Jurídicos y Económicos, y profesiones afines.
  • Profesionales que se dediquen a las valoraciones inmobiliarias, a realizar valoraciones y peritaje y quieran profundizar en éstos conocimientos, bajo un programa geográfica y temporalmente flexible.

The director of the Doctorate in Urban and Architectural Management and Valuation, which is unique in its kind in Spain as it combines the economic, legal, social and environmental processes involved in town and regional planning. He has written numerous articles related to the real estate economy, the analysis of territorial structures and the city. His most outstanding books focus on the theoretical analysis of the formation of land value and the practical application of valuation methods. Professor Roca is a leading figure in the Spanish and international sphere in the field of valuations, and especially those related to urban management processes. He has been a pioneer in Spain in teaching valuations at graduate level since from the appearance of master's degree courses in the early 1980s.

Lifelong learning diploma issued by the Universitat Politècnica de Catalunya. To obtain this degree it is necessary to have an official or recognized university degree equivalent to a bachelor's degree or diploma. Otherwise, the Fundació Politècnica de Catalunya will only award them a a certificate of completion.
